The commission included management of environmental/ecological surveys, liaison with the Environment Agency in respect of flood risk, sustainable drainage systems, stream corridor enhancements, outline design of new access road, critical watercourse diversion, foul and surface water drainage, foundations, floor slabs and steel frame. Preparation of Employers Requirements, providing advice on tenders received and supervision of works.

The commission included the design of the access road and foul and surface water drainage to adoptable standards, drives, paths and external hard landscaping, foundations and retaining walls. Surface water runoff from the site had to be attenuated to match the pre-developed runoff characteristics. Storage was provided by means of a detention basin with flow control device outfalling to the downstream ditch network.

The project involved the construction of a 4-storey block of flats on a sloping site. Groundworks included a CFA piled wall and conventional piles. BdR provided the full range of CDM Co-ordinator services and also prepared the Initial Construction Phase Plan on behalf of the Principal Contractor.

The site is situated on the busy link between the A2 western interchange and Bexley. The old hospital site has been redeveloped into a complex of residential and commercial areas. The design work was carried out by BdR as specialist sub-consultants and the works were carried out under a Section 278 agreement. The design work included alignment and pavement design, traffic management phasing and drainage design, as well as negotiation with the Highway Authority to obtain Technical and Safety Audit approval.

The site comprises a development of 750 residential units and BdR was asked to undertake a hydraulic analysis of the site in order to calculate the storage required to meet Southern Water Services Limited and the Environment Agency limits for surface water run-off. The required storage was provided by a series of balancing tanks and ponds landscaped to form a key part of the public open space.

The scheme was particularly challenging as the site slopes severely down to an existing stream. The stream had to be modelled to determine the flood levels for a variety of storms to satisfy the flood risk assessment to meet PPS 25 requirements.
